Wassamassaw Plantation is a gated, custom home community located within Berkeley County, South Carolina.
The neighborhood features such amenities as a community fishing pier, amenity center with swimming pool, grill/picnic area, and walking trails, etc.
Ravenel Associates manages the Wassamassaw Plantation Homeowners Association. (HOA). SCS has been in the association management business for more than 30 years and takes great pride in providing exceptional service with educated managers that are a valuable resource for your neighborhood HOA and community.

The operations of the Wassamassaw HOA are governed by a board of elected, volunteer directors working closely with the Ravenel Associates manager to help protect the Covenants, Restriction, Rules, and Regulations for the neighborhood and to ensure that they are adhered to.
These guidelines include, but are not limited to things such as landscaping, additions or upgrades to your home, parking restrictions and general upkeep of each lot.
QUICK FACTS:
- Yearly HOA dues are currently $1,500
- When building in Wassamassaw Plantation, homes must be a minimum of 2,800 sq. feet
- All homeowners will be provided with a gate code to enter the premises. For a small fee (approx. $25), homeowners may also purchase a remote to open the gate.
- Once you decide to build and your house plans are approved by the ARB, you will be given 12 months to build the house of your dreams. Extensions may be granted on a case-by-case basis.
- Homeowners located in The Preserve, a more secluded part of Wassmassaw Plantation, will be required to install an engineered septic tank.
- Garages or sheds must match the house in color/style
- Vinyl siding is not allowed on the exterior of homes located in Wassamassaw Plantation. You can use brick, HardiePlank, etc.
- If you build a house that sits over the garage (common with elevated homes), the garage door(s) cannot face the front of the house.
- While the Covenants and ARB may appear restrictive, they are in place to protect and enhance property values.
